Investment & Financing
We match your properties or projects with suitable lenders and investors, and coordinate the process.
Financing that fits your investment goal
We build the financing structure around your investment goal, your risk profile and the purpose of the capital. We connect suitable opportunities with the right capital, lenders and financing partners. Throughout, we coordinate the process around your requirements.

Our role in your financing
We are advisers and intermediaries, not lenders or capital providers. The capital comes from banks, investors and licensed financing partners – with every offer, you see who provides it. What we provide: access to the right partners, help with structuring, a well-prepared file and coordination until the deal closes. If a plan cannot be funded as it stands, we tell you.
- Adviser and intermediary
- Financing through licensed banking partners
- Investment intermediation with licensed partners
- Projects assessed before introductions
Nothing on this page is an offer of financial products, investment advice or a guarantee of funding. No return is guaranteed: property values and rental income can fall as well as rise. Financing, investment intermediation, and tax, visa and legal services run through appropriately licensed partners. The exact scope depends on the licences held at the time of the engagement.
Our investment and financing services
-
Real Estate Investments
We select investment property for your return target and holding period. We check gross yield (yearly rent as a share of the price), service charges, vacancy periods and resale timing. Licensed tax partners review the tax position of the future owner.
-
Income-Producing Properties
Properties that are already let: residential portfolios, serviced apartments, shops and small commercial units. The valuation is based on the existing leases, with rent level, term and payment history. We also show what could change the income in future: expiring leases, vacancy, rent adjustments and rising service charges.
State your target return -
Investment Opportunities
Bulk purchases, distressed sales (forced or urgent sales), unit allocations from developers and joint ventures. We screen each one before presenting it. You see the risks as clearly as the upside.
-
Property Financing
Mortgages and purchase financing for residential and commercial property through banks and licensed lenders. We prepare your application and compare the offers by interest rate, term, fees and loan-to-value. We coordinate the process through to completion.
-
Project Financing
Funding for larger real estate and infrastructure projects through lenders, investors and funding partners. We connect viable projects with them and stay involved through the term sheet (summary of key terms) and due diligence (the funder’s checks) to closing.
Construction & Development Financing
Financing for the construction and development phase. The project itself is the security. Lenders expect a full cost budget, permits, a proven contractor and a realistic exit (a repayment plan).
-
Trade Finance
Financing tools for buying and selling goods across borders, arranged only through licensed banks and finance partners. MARNAL’s role: introduction, structuring support and coordination.
Business & Expansion Financing
Growth funding, working capital (cash for daily operations) and expansion finance for established businesses, including companies expanding into the UAE.
-
Investor & Funding Network
The network works in both directions. We introduce project owners in construction, real estate development and trade to investors and financing partners. Investors only see opportunities we have screened against their criteria. Investment intermediation runs through licensed partners.

What you receive as an investor
You get what you need to judge an opportunity clearly. That means suitable opportunities, market evidence, realistic income estimates, and the ownership and financing questions that affect the investment.
Shortlist with evidence
Suitable opportunities, each with comparable sales (recent prices of similar units), service charges and a realistic rent estimate.
Funding route
If you need financing, we show the route that fits, what it requires from you and what it costs.
Holding structure
Whether a company should own the property, and what that means for visas, tax and a later sale. Licensed partners handle tax and visa matters.
Project funding in three stages
We assess the project before any introduction
We check costs, permits, the equity already committed, the owner’s track record and a realistic exit. If the project cannot be funded as it stands, we tell you first, not after three months of meetings.
We build a file to lender standards
The file covers the financial model, security, timeline and a clear list of risks. Many projects are rejected because of weak documents, not a weak idea.
We introduce you to partners who fit
We approach only investors, lenders and funding partners whose criteria match the project. We stay involved through the term sheet and due diligence to closing.
