Dubai & International Real Estate
Buy, sell or let property in Dubai and selected international markets.
Property as part of your investment decision
We assess each property as one part of your wider investment decision.
Before recommending a property, we check the market, property type, entry route and income potential. We also weigh ownership and your exit (how and when you sell).
What we do for you
-
Off-Plan Projects
New buildings sold by the developer before completion, some before public launch. We compare payment plans, escrow (a separate account for your payments) and expected service charges (yearly building fees). We also check the developer’s actual delivery record, not just the brochure’s handover date.
Handover dates and payment milestones are confirmed in writing before you reserve.
-
Ready Properties
Completed units, ready for immediate transfer. Before you commit, you can inspect the building and the finish quality. You can also check the current service charge and, if the unit is let, the existing lease.
-
Secondary Market
Resale homes in established communities. We base prices on recent comparable sales and current rents. So whether you buy or sell, every offer rests on market evidence.
-
Luxury Properties
Villas, penthouses, waterfront homes and branded residences (linked to a hotel or luxury brand), including homes never publicly listed. Discretion on both sides is standard. We arrange viewings around your schedule.
Ask about off-market homes -
International Properties
Selected markets outside the UAE, for a second home, geographic spread or income in a currency other than the dirham. Partners licensed in their own country handle the local steps.
Ask us which markets we currently cover.
-
Sell Your Property
Sell your property through MARNAL. You get a valuation based on comparable sales and a presentation package with professional photos. We introduce it to our buyer and investor network. One contact person stays with you until transfer.
How a sale works -
Rental Services
Letting and tenant search, with tenant screening, contract preparation, help with Ejari (Dubai’s official tenancy registration) and handover documents. Ongoing rental administration is part of our Property Services & After-Sales.

Four property markets compared
Each type of market balances entry price, rental income and resale demand differently.
-
Central areas: fast letting, easy resale
Tenants are found quickly and resale demand is deep. The trade-off: a high entry price per square foot and higher service charges.
-
Lifestyle areas: strong demand, premium rents
Short-term lets perform well and demand from expatriates is steady. Building quality varies sharply between towers, so that is what we check most closely.
-
Rare addresses: scarcity over yield
Buyers want the property itself; rental yield comes second. Off-market listings (sold without public advertising) matter more here than the big property portals.
-
International: spread across currencies
Property outside the UAE to spread assets across currencies and countries, handled with partners licensed in their own country.
From first brief to transfer: how we guide you
Most problems happen between reservation and transfer.
Your goals & budget
We clarify your purpose, budget, financing needs, ownership and when you might sell. We also check with licensed tax and legal partners whether a company should hold the property. This costs far less to settle before the purchase than after.
Shortlist & viewings
Every shortlist comes with evidence: comparable sales, service charges, rental performance, payment structures and a realistic view of your exit. So you see not only what is available, but also why we recommend it. Viewings take place in person, or by video walkthrough if you are not in the UAE.
Offer & reservation
We negotiate on your behalf, take care of the reservation form and the deposit, and confirm the payment schedule. We explain every figure to you before you sign.
Financing & documentation
Financing comes from licensed banks and lenders, not from MARNAL. We coordinate your application. If needed, company formation and visa steps run in parallel through licensed partners.
Transfer & handover
For Dubai purchases, ownership is transferred at the Dubai Land Department (DLD). Then come the key handover, the snagging list (defects still to be fixed) and utility registration. Management, letting or furnishing follow if you want them.
Tell us what you need, and we will prepare a shortlist.
For a first shortlist, we need your budget, purpose, timeline and whether you need financing. Comparable sales data is included.
Selling your property with MARNAL
Whoever lists your property should know the building. We value your property against comparable sales and present it with professional photography. Then we introduce it to our buyer and investor network. You keep one contact person through to the transfer.
