Five steps, no surprises in the middle

Most of what goes wrong happensbetween reservation and transfer.

Brief & budget

Purpose, budget, financing needs, who will own the property and when you might sell. This is also when we check, with licensed tax and legal partners, whether a company should own it. This is much cheaper to decide before the purchase than after.

Shortlist & viewing

A shortlist with comparable evidence, service-charge figures and realistic rental expectations. Viewings in person or by video walkthrough if you are not in the UAE.

Offer & reservation

Negotiation, reservation form, deposit handling and confirmation of the payment schedule. Every figure you are asked to sign has already been explained to you.

Financing & documentation

Financing is provided by licensed banks and lenders, not by MARNAL. We coordinate the application. Company formation and visa steps (through licensed partners) run alongside if needed.

Transfer & handover

For Dubai transactions, title transfer at the Dubai Land Department. Then key handover, snagging list and utilities registration. After that, if you want, management, letting or furnishing.
